Replace the flashing with the unit

A skylight and its flashing kit are one system. Dropping a new unit into old flashing saves an hour and reliably leaks within a couple of seasons.

When we replace a skylight we replace the flashing with it, and we integrate it into the surrounding shingle courses rather than sealing over the top and hoping. Caulk is not flashing.

Doing it during a re-roof is the cheap moment

If your skylights are more than fifteen years old and you are replacing the roof, replace them at the same time. The roof is already open, the flashing is being redone anyway, and the marginal cost is a fraction of doing it as its own job later.

Fogged glass, a failed seal, or a unit that has started weeping at the corners is telling you the time has come.

New openings

Cutting a new skylight into an existing roof is framing work as much as roofing: the rafters have to be headed off properly and the opening lined through to the ceiling. We do the full job rather than the roof half of it.
